JERSEY CITY, NJ–For residents of The One, a multifamily residential development in Jersey City, the doctor will be “in.” “In the building,” that is.
The One’s owners, BLDG, Ares Management, L.P. and Urban Development Partners have signed Riverside Medical Group to a 5,500-square-foot lease.
RMG will provide residents and neighbors with convenient access to top-notch medical care with extended office hours from the region’s highest quality doctors. This will be RMG’s third location in Jersey City, where it provides care in adult medicine, pediatrics, foot and ankle and ear/nose/throat.
Located at 110 First Street, The One brings rental housing and neighborhood amenities to the city’s burgeoning Arts District. The 36-story building, situated near Jersey City’s vibrant waterfront, will offer a mix of 439 studio, one- and two-bedroom apartments. Leasing at the property is beginning this spring.
“Riverside Medical, which offers the longest hours of any pediatric practice in the country, is an ideal fit for The One’s retail component,” says BLDG principal Lloyd Goldman. “As we work to incorporate amenities that contribute to the creation of a convenient lifestyle for our residents, we’ve been intently focused on identifying retail tenants that will meet their specific needs.”
The building has an extensive array of lifestyle amenities for residents. Indoor amenities include a world-class fitness center with its own yoga studio, media theater room, children’s playroom, gaming room, virtual golf, residents’ lounge with catering kitchen and billiards, and additional storage space. Outside, residents will enjoy a pool with private cabanas and an expansive landscaped sun deck, ample lawn area, barbecues and fire pit. Additionally, a sky lounge with kitchen and adjacent roof deck will provide residents with a perfect place for entertaining guests.

As Jersey City continues to rise like the proverbial phoenix, highly desirable rentals are coming to market in its burgeoning Arts District, bringing premier amenities for residents and neighbors alike. On the site of a historic warehouse that was demolished to make way for the project, The One is a short walk from Jersey City’s Grove Street, Pavonia/Newport, and Exchange Place PATH stations. The light rail stop is located just outside the building, which is also just a short drive to the Holland Tunnel. Ground was broken on the approximately $191 million project in March 2013, in a ceremony attended by local notables including then Mayor Jerramiah Healy, who praised the development for addressing the growing demand for quality rental properties in this city of 260,000.
“Light-filled and accented by stainless steel appliances, white and walnut cabinetry, white quartz countertops and upgraded tile in the kitchen, these apartments are unlike any other rentals in Jersey City,” said Adrienne Albert, founder and CEO of The Marketing Directors, which oversees marketing for the building. “When you take into account the unique combination of amenities, location, and retail offerings, the value is hard to match.”
Kitchens are packed with desirable features including GE Energy Star bottom-freezer refrigerators, Spacemaker over range microwaves, dishwashers, free standing gas ranges, and under mount sinks. The apartments have Bosch compact washers and condensation dryers with porcelain bathroom flooring. Wood floors are white oak, and while units offer ample storage space, storage rooms are also available, as is cold storage for grocery delivery.

Work Nearly Complete on 110 First Street in Jersey City
Jersey City, N.J.—Urban Development Partners, along with ARES Management and BLDG Management, is close to completion on 110 First Street in Jersey City’s waterfront (the property’s also known as The One). The developers recently tapped The Marketing Directors to take the apartments, which will be open this spring, to the market, including studio, one-, two- and three-bedroom units.
The development is a 35-story tower with 451 units, along with a parking garage with 358 and 15,000 square feet of retail. Common amenities include an outdoor pool, rooftop lounge and terrace, children’s play room, home theater, golf simulator, billiards and game rooms. There will also be a 24-hour doorman, and the property is adjacent to a dog walk and a public park.
The One also counts as a TOD. A light rail stop is located immediately outside the building, and it isn’t too far from the Grove Street, Pavonia/Newport and Exchange PATH stations. PATH (Port Authority Trans-Hudson) is rail service between New York City and New Jersey.
Jersey City is a boomtown these days for multifamily construction, since it’s able to offer an easily accessible alternative to the much higher-priced apartments across the Hudson River in Manhattan. About 20 residential buildings are currently under way in the city, though most of them (unlike The One) aren’t on the waterfront.
The Marketing Group is no stranger to Jersey apartments. Recently the New York-based company completed the lease-ups of 18 Park and 123 River St. in the West Paulus neighborhood of the city.
